2. A "Major Addition" is the expansion of a structure by 50% or more of its square footage. Major Additions have the same application requirements as new construction projects. Our Fire Suppression Policy can be found here. If you are unsure if your project is considered to be a Major Addition, call the Community Development Department at 303-783-2721.

4. Applying Online

   To apply for this type of permit, you will need to provide the following items:

   1. Completed General Permit Application
   2. Fire Suppression Policy reviewed
   3. Stamped structural plans
   4. Architectural plans
   5. Floor plans and/or other necessary plans or specifications to demonstrate Building Code compliance
   6. Site plan showing all existing and proposed site improvements, easements, 1 ft. contours in USGS elevations, and floodplain boundaries
   7. Completed Floor Area Ratio (FAR) Worksheet (R-1, R-2, R-3, R-4 and R-5 Zone Districts only)
   8. Site plan showing all proposed and existing exterior light fixtures and light fixture schedule demonstrating compliance w/ Sec. 16-16-50
   9. Height calculations is USGS elevations
   10. Building elevations demonstrating compliance with bulk plane and building height requirements in USGS elevations
   11. Soils investigation if structure is greater than 1000 square feet
   12. Construction staging plan
   13. Tree survey and tree protection plan
   14. Manual J and supporting documents
   15. Energy compliance path identified or ResCheck calculations provided
   16. Construction staging plan
   17. Right-of-way photos, unless street is privately maintained
   18. Right-of-Way permit application (processed by Public Works), unless street is privately maintained
   19. Pre-application Neighborhood Input Meeting (no document need to be uploaded, just be sure this requirement has been satisfied)
   20. Phase III Drainage Report
   21. Stormwater Management Plan & completed Stormwater Construction Permit Application, if construction will disturb ≥ 1 acre of land
   22. Proof of sewer permit or sewer release form, if there is an upgrade in water tap size or any sewer line work associated with the permit
   23. Approval from Colorado Department of Public Health and Environment for removal of materials if over trigger level(s)
   24. South Metro Fire Rescue Authority submittal receipt - approval letter will be required prior to issuance of permit

   A plan review fee of $1360.00 is required for all Major Additions. Payment is accepted via Xpress Bill Pay. Once your payment has been processed, enter your name and the Transaction Number of your payment in the fields below.
